Mortgage Finance Issue

Good Day,  I am interested in investing in RE. so I was convinced by a friend that i could take my 401k and create a SDIRA.   I created a ROBS but am being told that i cannot use these funds for investment.  I was also told be a lender that they do not finance nonrecourse loans.   Is there any way to utilize these funds for RE investments?  Any advise is appreciated..
