Hey Jonathan, have you ever looked into lease options?? If not, I would follow Brian Gibbons here on BP.  He teaches lease options and this may provide you with another creative finance option. Best of luck to you and sorry that you had to walk away from 6 clients, hopefully with his help you won't have to walk away from anymore.

Well if the mortgage balance is $233K and the market value is 600K.. What's wrong with offering them the 233K that is due on the mortgage, if not the exact amount they paid for it 3 years ago. It seems that there is a considerable amount of equity in the property, I wouldn't see anything with offering that amount, unless there was significant repairs needed in the apartment and outside liens or something of that nature.

Poor thing, there was no way that you could have possibly screened for hoarding, but you could present the issue to the tenant as a fire hazard, maybe? And possibly explain that there should be a certain amount of clearance in the unit at all times, in case a fire was to ever break out. Just a thought.

Congrats Eric on the newfound success!! Do you mind sharing how you structured your lease option deal? I am trying to learn as about lease options here in FL and how to present them sellers in a convincing manner. Any information you could share would be quite helpful. I can also respect if you choose not to. @Eric Griemsmann

Sean you should have a separate assignment of contract addendum.. And then all you would have to do us have your back end buyer sign that.. PM me and I could send one.
