Need Help Choosing The Correct Option

I have an individual wanting to rent my 5 bedroom house to workers hired in to this country. He said they will repair and upgrade the house and  I see the value of the house appreciating in 2-3 years.

OR 

Option 2 Land contract for 3 years with a balloon payment. His payment same as renter. He is putting 20,000 down on property. 

any feedback from the big boys appreciated.

 Don't let anyone repair your house with a lease option or a land contract
