Why would they wait a year before bringing it to your attention? Not familiar with VA but didn't they have the opportunity to inspect the property prior to closing?

@Jay Hinrichs I just love your replies!! I think you are right in guiding him pass the dream merchants and telling him to get right in the game!! He definitely does not want to waste money on any wholesaling course or anything like that. @Lombosco Dixon There is a ton of free information all over the web and no need for paying some guy to tell you something that you can take the time and research for yourself. I would recommend getting with some of the local wholesalers in his area and having them recommend free programs and their techniques to start off. YouTube has a TON of information!!! Try starting there.. Do not waste money you don't have starting off!!!

Hey BP!! I have a real concern that hopefully you all can help me with. What are the requirements to start a property management company in the State of Florida?? I was told by several people that I needed a Broker's license but this morning I called the Florida Department of Professional Business Regulations and was told that I that didn't regulate property management companies. I currently hold a Sales Associate license and was told that she could only tell me about that sort of license. She was unable to put me in contact with the appropriate authority. So my question is, do I or do I NOT need a Broker's license to operate a property management company that is paid on a salary basis? All advice welcome!!!

I always start by asking for a little background on the property and why the owner is selling in the first place.. Some agents will give you the background story... Others may not... From there I then inquire about the condition and any major repairs that may be needed.. After that I do my own research regarding rent amounts in the area and market trends... Most agents will give you all the information you may need with the first two questions.. Hope this helps!!

@Hugh Nelson Have you heard anything else about this and would you now recommend spending the $1500 om the course they were offering at the seminar you were attending??
