Thanks for this summary - super helpful, I am a big fan of roofstock. I was curious how you equate the star neighborhood rating on roofstock to A/B/C/D rating - i.e. is 2 stars = class C neighborhood?

@Preston Porter thanks for your reply. that is sort of what I was wondering. I saw some information on this prior forum (https://www.biggerpockets.com/...) but trying to wrap my brain around the different funding options. Either way, I will be funding my LLC, but it seems that some say its just a transfer (LLC is a sole propriety) and others suggest doing it as a loan. Maybe there isn't really a difference...

Hope this isn't a ridiculous question, but can you give a loan from yourself to your LLC and have the LLC repay with interest? I assume this would vary by state laws, but would be written as a promissory note.

Hi - wondering the pros and cons of payment terms for a first purchase. 

Interest rates are so low, that financing is ideal. But how does one gain financing for an LLC property for the first purchase? If I buy with cash, then refi after closing, will I pay closing costs twice? If I have to use my personal financials to obtain the mortgage, when is it best to transfer it to the LLC?

@Steven Foster Wilson It seems common in the NY area, especially during COVID no one wants to show a property if it's a waste of time (and potential health risk!).  Thanks!

What are you using for proof of funds if requested to show just to view properties?  No lending secured until specific property identified.
