We are real estate investors who are looking to hire a sales associate to act as our door knocker. We currently have a system with tens of thousands of prospects where a select few would benefit from an in person visit to see if the owner would be interested in selling their property.

In this role, you will be responsible for engaging with homeowners in various neighborhoods (Suffolk County NY), presenting our home-buying services, and scheduling appointments.

Specifically You Will:

  • * Use our prospecting software to designate neighborhoods for door knocking
  • * Knock on doors in assigned neighborhoods to identify and engage with homeowners interested in selling their homes.
  • * Present and explain our home-buying services to potential sellers.
  • * Build strong relationships with homeowners by understanding their needs and providing tailored solutions.
  • * Collaborate with the acquisitions team to ensure a seamless transition from lead generation to property acquisition.
  • * Maintain detailed records of interactions and progress with potential sellers.
  • * Meet with the team a few times a week over zoom
  • * Talk to the team over slack (Daily)

Putting a pin in this post (for anyone else in the future), we interviewed people from Craig's list(locals) and OnlineJobs.ph. The responses from FB forums were great for collaboration but we needed a leads coordinator doing more low level calling work. 

In the end, after speaking to 2 dz people, we went with a VA and are very happy with it.

Looking to hire a part time assistant to act as our leads coordinator. We currently have a system that generates leads and we need help for someone to follow up on these leads and set appointments.

About This Role

You will primarily work on our qualified leads. You will coordinate them with the rest of the team so all leads get addressed in a timely manner.

Specifically You Will

It's been a long road but we are now getting more leads than we can handle (or follow up with)

We need to hire a leads manager and we want a local person. Any recommendations on where we can post for a job like this?

I haven't seen a system that does it for you, like sending up two separate files and getting a cleaned results back.

I hired a VA to go through the list I had and scrub it against the DNC list. It was time consuming but VAs crank through that work reasonably cheap.

@Zackary C Dunn is right - The best return is to always go with a pain point financial. For most people, if they don't have a motivation to sell, sending them a letter costs money with little to no return.

For tired landlords group, our direct mailing is more personal. A letter instead of a post card and a clear understanding that now might not be the right time but if they were ever considering, please think of us first.

FB PPC is not really good at narrowing specific types of deals. It casts a wide net, you'll need all options for those leads.

As said in previous posts, direct mailing with lists should help since you can specify the criteria you want for the list.

The one thing not mentioned is making sure you are not sending SMS to people on the 'Do Not Call List'. A lot of companies that let you send SMS are asking for your EIN because the major telecom providers are cracking down on spam.

Cold SMS can work but you need to do it smart, which includes doing it legally.

My experience has been around PPC ads. FB and Google primarily.

Google brings in more qualified leads vs Facebook.

Facebook costs a lot less than Google. Ex - around $15 vs $175 (depends on market)

Google you can fine grain target with keywords. Facebook you have to cast a wider net.

I came upon this post as I was looking for a SMS/EMAIL blasting tool. Our issue is with finding buyers for our deals not following up with leads.

We've used REIBlackBook and it's good for follow up SMS with people who 'opted in' to being called. If you import a list of buyers, you'll need to manually opt in every single one of them for REIBB to be useful. Annoying. Also, it's not easy to separate buyer contacts from seller contacts so I'm on the hunt for something that does SMS/email only.
