@Justin Goodin @Emma Pattison @Manuel Perez I did found someone on Upwork to find the phone numbers (Canada). I would say it was worth it. I did have to try 4 freelancers before finding the right one.

Hey BP,

This is a thread to share and discuss direct mail strategies for landing apartment deals. 

I am a beginner in direct mail, started not long ago with basic campaigns. So far my response rate is ranging between 2% to 10%.

I’m looking for ideas to improve the response and closing rate. Anything from the copywriting, design, format, material, targeting etc that helped you improve your campaigns. 

No good or bad ideas here, we are just brainstorming. 

I would say so far keeping that copy as simple as possible as landed good improvements. A good list is a must as well.

This post if for the marketing pros,

I have started sending mailers to MFH owners (8-50 units). The response rate is 5% so far. I've heard you can get better response rate by adding some urgency, is that true?

How can you create urgency in a letter?

@Ronald Rohde Exactly! I use it. Probably the best quality for price model you could ever get. The hard thing is choosing the right discount rate, I like the idea of the PwC report @Kevin K. brought up. You can see other investors Required Rate of Return.

@Kevin K. true. Asking investors is a good idea I’ll try that as well. Just for curiosity, Is there a way build the discount rate up from the risk free rate, cost of debt, etc

Good point, I like the difference between new and accredited! It's mainly uses in real estate private equity, but I find it really useful for valuing distressed or value-add deals since the standard cap rate valuation become a bit irrelevant in those cases.
