@Hadar Orkibi even for mom&pop owners ? They make up 90% of my list. And if I made contact I usually stop mailing because I have their Personal number

@Carl Millsap @Evan Polaski thank you. It’s a list of property I built by DFD with signs of distress (no phone number found). So if I understood, I should follow up with a fairly simple letter every 3 months or so?

Hey BPers,

I sent a batch of handwritten yellow letters to a list I built. Got a few responses. I want to follow up with other mailers to the one that didn't respond. What is the most effective strategy; Is it best to send the same letter over and over until they respond, same letter different format, different letter? Anyways, what's your best advice?

@Erik Hatch thanks. By how much? that's what I've tried to do. I increased my repairs and maintenance to 10% of the income, added a replacement reserve, increased the contracts & payroll, increased the management fee. Next step I'll ask local investors if my numbers make sense.

@Erik Hatch @Trent Stone @Steven Lowe thanks a lot. I've looked at the current expenses on the proforma, they seem low. The owner pays for heating and electricity too. Rents are below market. 

After raising the rents, and decreasing the expenses, my expenses are 37% of my gross income. It feels optimistic so I wondered if I missed anything.
