I am looking into a single family home as of rn. So my question is to all those experienced in this category is: 

1) do yall think ishould get a nice house with little to no work and just furnish it up real nice and rent it out by the room or airbnb it?

2) should iget a decent looking house with light/medium cosmetic work thats needed? Then rent it by the room or airbnb it?

3) or should iget a pretty run down house where iwould need to rehab alot of it but add value to it, rent it out, and eventually refinance it?

ihave some good money to fiddle with but iknow that just because ihave it doesn't mean ishould just take on such a project.

would really like everyone's opinion and advice.

location is Rochester, MN home of the mayo clinic.

im thinking to rent out to either traveling nurses that come here to study at mayo or to rent it out to patients who come to visit the clinic.

Personally, I'd recommend just averaging out your monthly utilities for the year and including that in your rent prices. This just makes it easier all around and one less thing for you to have to worry about at the end of the month.

So how is everyone pricing out their units when house hacking? For example: do yall price rooms on the affordable side and have tenants pay their share of utilities by splitting the bill? 

Or do yall charge each unit a little more on the higher end side and include all the utilities to save yourself the hassle?

or do you price each unit what its worth and still split the utilities evenly among the tenants? 

and if you do split utilities what are some of your formulas that you use to go about it?

I am looking to finally get into the real estate rental game and want to find a decent home with minimal work needed to make it look more modern so i can start using the house hacking strategy. 🏡 🔑💸

so my question is:

When applying for a loan do you go straight through the bank you you been banking with or can i go to other banks and apply? Or what other ways can igo about this? Thanks in advance 😊

Was wondering what list of questions you have laid out when doinh market research? Ex: growing cities? Growth of employment? Landlord friendly states/cities?

please feel free to add anything that you have on hand.

im a soon to be investor and would like some tips on this as iwould like to get started on my research and ask the community on here for help on this.
