@Gaby Liu, agree with others. Sorry that you may have been hoodwinked in some way, but there isn't anything actionable in your post. What happened? If you want to warn others and keep them from getting into a similar jam, then they need to know details that they can learn from (you decide whether that includes names or not).

 Hey Daniel - Yeah things are finally moving along now. The tenant slowed us down a lot, but my GC is hopeful he can make up some time. The GC has not been without challenges, but a lot of those have been tenant related and some miscommunications. I think that is expected on the first go and will hopefully get better on future projects. I have been really pleased with the work he has done so far, but still a long way to go yet... Sounds like you found a pretty decent one! I've heard several around here say that while everyone wants to have a contractor that is competent, cheap, and fast, they should be over the moon if you're able to get two out of those three from their contractor. Glad to hear you're making major progress and getting closer to getting it rented out with tenants of your choice. 

I just recently got my first duplex fully leased, which was a relief. I decided to slow things down given the uncertainty in the environment (COVID-19, etc.), but still wanted to be investing, so found a SFH down in Lancaster, OH, which is a town about 30 mins South of Columbus. It's a much smaller and more manageable BRRRR. I was able to purchase it cheap from the bank and the renovations should only take about a month. I learned a lot from that first project of mine and I'm hopeful that the contractor I've got on this one is a keeper. So far, so good.

 Yeah, I just found it a couple weeks ago and have some fun with it. I'm not sure how they weight the different metrics to come up with their grades, but it's still a lot easier to use when compared to city-date.com or other sites like it.

Try wiserei.com. It's compiles the data from city-data.com and makes it much easier to search/narrow the data based off your metrics of interest.

You can get windows for closer to $475 installed and warranted. I've also had fencing installed for what I would consider an average sized yard twice and both were around $4,000 (6 ft standard style cedar). Following to see what other numbers get thrown out there.

@Robert Ellis glad to see you validating Lancaster. I wasn't too familiar with it until doing some recent research and I think there's a lot to like, especially with the low to mid-tier price points. I recently picked up a cheap SFH that I plan to open up for Section 8. It's a lower grade neighborhood, but is pretty nice relative to a similar grade neighborhood in Columbus and has better schools. Taxes are much more forgiving too.
