I live in Hudson New York. I've attended local REIA's in poughkeepsie and hear the same there. Hot sellers market all around it seems with low inventory. Wondering if anyone is out there creating new developments.

Anyone out the doing developments and new construction in the Hudson Valley of New York? Inventory is low here. Real low. Wondering if anyone is active out there? Im seeking to get involved in both fix and flips and new developments. I do have access to some cash and looking to partner if possible.

Hello BP World,

 I have been a resident of the Hudson Valley ( in the town of Hudson) for the past six years. I do love it here and know the valley is prime for investing. The property values are of reasonable price (compared to New York city where I grew up). I worked under a general contractor fixing historical homes for a few years and obtained my real estate license just a few months ago.

My near term goal is to fix and flip in the area. Long term goal is real estate Development.

Id like to only focus on my near term goals at the moment for the sake of this post. I have been searching the mls and have spoken to wholesalers and home builders in the area. I have spoken to the general contractor I work with who is not interested in fixing and flipping. In the brokerage I work in, no one is interested in doing any investing themselves.

While in the brokerage office I am learning more the language of an agent. I attend and participate the local REIA's and will continue to do so. I host a bi-weekly BP meetup in the town I live in which is marketed on facebook/BP/and meetup. My meet up is split, we have a general discussion one week and play the Cashflow 101 board game the other week. I do enjoy the meetup I host. I happily share all the info I know all the info regarding the books/webinars/podcsats.

I know I have a foot in the door working as an agent/contractor. I'm certainly getting hit with analysis paralysis.

I currently live with my girlfriend in a home she purchased. We air bnb out the bedrooms which we don't use. That business is going well.  Im looking for fix and flips or someone active in the flipping game in the area. I understand the knowledge is to be learned in the field. I've digested a lot of information regarding investing. I know its competitive out there and I also know there are deals to be had still.

I do have access to private money (that's a big help). I am licensed and do have access to MLS (that's a big help). However, I'm humbly seeking help in getting started either with partnering or helping someone with their flip. I'm wondering if you're out there in the Hudson Valley.

As for now, I will continue my time here in the brokerage.

Hello BP world.

I have been working as a carpenter for the last couple years. I have recently got my license in order to access MLS as well as educate myslef. Im able to work part time as a carpenter which gives me free time to either be an agent or invest. I do have access to 60k plus some more private money if needed for a deal.

My internal debate is that im feeling quite spread thin between holding a contsrtuction job, learning how to be an agent (and get that business going), as well as attempting to purchase a fix and flip(s) in order to buy and hold.  Im wondering if i should just hire an agent to help me find a property as well as list it for me. The idea of strating flipping as well as being an agent feels quite daunting right now.

As for the 60k+ i do have acess to in order to start fixing and flipping.

What would you suggest?

Hello All 

My question to all BP members is, how do you see Real Estate Investing playing a role in regenerating our society and culture as a whole?

My question comes from lets say an activist's point of view. I thinking of things such as

-Sustainable building practices

-Regenerative Architecture

-Roof top Agriculture

-Dare I say "how to reduce tenants rents"

-Changing Housing Policies and laws

-Providing more low income properties

-Keeping costs down while providing quality unit/product

Im hoping to hear some examples of "good will" you've witnessed within the REI industry

This upcoming meeting will revolve around a board game named "Cash Flow 101". This board game was created by Robert Kiyosaki, author of the # 1 selling financial education book for the past 20 years "Rich Dad, Poor Dad". If you haven't familiarized yourself with his book I highly recommend doing so.

Hello all, I just received my sales license. I was working full time renovations and will switch to part time construction and part time real estate agent. I do have a plan to eventually switch over to full time agent. I was hoping to hear what kind of books/resources y’all know about regarding marketing strategies for new agent. I am currently working with a broker who is showing me the ropes but i certainly will like to digest some of my own education/information on the side Thanks ahead -Danny
