Hi Alex! You are right that Linda Vista is an undervalued area compared to the surrounding zip codes mentioned. It has been a generational neighborhood forever, so in comparsion to the surrounding areas, not as much turnover. I call Linda Vista a sleeper town. I own two condos in Linda Vista and manage several others in the mid term rental space. My occupancy has been over 97% the last 3 years and the demand is high! I work with wholesalers who offer off market properties too if you are looking to build equity into a purchase with a small/medium renovation. I have fixed and flipped condos in this area as well and have had great returns

I was referring to listing rentals on zillow, yes. I assumed they would be implementing that in all 50 states, but as of now, you're right, they probably will hold off on that. Thanks for the information!!

Does anyone know when California will be charging to list properties on zillow? I have seen they charge in roughly 30 other states.

I was trying to determine the unlevered free cash flow for a property and was wondering how to determine the amortization that you are suppose to add back into the equation. Below is the equation.

Unlevered free cash flow = earnings before interest, tax, depreciation, and amortization - capital expenditures - working capital - taxes

I was able to obtain all the information but wasn't sure what the amortization was referring to? Total principal and interest paid in a year?

I understand there is a 5% rent control cap in San Diego county now. There are some additional ways to increase the amount of rent by landlord paying gas and electric. Also inflation is an additonal part of the increase. But my question is does this apply to month to month leases and leases over one year (15, 18 or 24 month lease)?
