Tenant Lease Renewal Timing
I have multiple tenants coming up for renewal in a few months. What is a good rule of thumb as far as time to send the new lease out with the rent increase?

It sort of depends on the size of the increase. I typically do about 3%/yr increases, so approach 1-2 months ahead. If I know I have a big increase, I will typically push that conversation to about 3 months ahead, simply to give tenants time to look for a new place.
