Ok that makes sense thanks for the response. Are you able to get in touch with a potential renters previous landlord/ current landlord through a google search or via their application to your apartment hypothetically speaking?

Hi, I’m not arguing in any way or disagreeing but I’m a newbie and could use some clarification as to why they are of little or no value if built before 1976.... wasn’t it something to do with the law and how they constructed the homes? Like not as efficient or safe to live in? Like they didn’t have consistent methods of production or they perhaps used espestos or something? Thanks I know this is a silly question but definitely curious. Also the suggestion to have a clear title for the home seams like great advice.

Thanks for sharing this info it helps us out. One thing I’m curious of (and I realize this post is a bit old) is how do you even find reviews about a Potential rent applicant in the first place? I didn’t know this was a thing. But certainly it helps. I understand how you could apply for say a background check or something but do you just say for example, google their name and see what pops up? Also who is writing these reviews? Neighbors? Other landlords?

I know these are silly questions but I wasn’t sure. Thanks!

I'm getting close to being able to do this myself with my girlfriend who's now onboard with it. we've been talking about it for over a year now and my trucks paid down to 2k finally. once thats done ill be taking that extra 500 a month for the truck payment and using it to save for a down payment/backup fund. Following the path of set for life by Scott trench. awesome book. We're renting right now for 1200 a month so I hope to get us close to zero. We're studying the market and learing all we can about which multi family house to purchase. so excited!

Nice job! I'm sure that there are a lot of things you potentially could add here like Adrenna Bryson suggested which I agree on. But your plan is pretty simple and straightforard and should be enough to help you/someone get started! looks good. I cringed when someone said ide rather see you taking action because i was patting myself on the back for beggining to draft up my very own business plan but now I have to step up my game haha. how is your buisiness now by the way? this post is dated but it helped me out and I'm curious how your business is doing did you start it!?...

Congrats on being engaged and sounds like you have an awesome job man! I don't have the best advise other than to keep pushing forward towards your goals. It's great that you have systems in place and at least one property under your belt you're ahead of me! hang in there and pick one thing at a time to focus on next. if buying another unit is your goal and you don't have money saved perhaps partner up with people to make it happen or study books on creative financing options. One step at a time hopefully others can chime in with better advise but good luck! 

Thanks for the advise! I like your idea of being conservative with cash too I'm sure there will be things happening I never expected or even knew about epecially at first. How much would a realtor charge for this service and would they still allow me to look even if I'm not planning on buying within a year or two? I would want to at least tip them so they know I'm not trying to waste their time. 

Hi folks! Quick update on my current situation for those that don't know I relocated from western MA to a small city in Dutchess county York and moved my girlfriend/son into our nice new apartment and things are finally smoothing out I even got a new job close to home running a front end loader moving cars around. I'm down to 3,500 on my truck payment now and will be taking that 500 a month to stash away for my first duplex in a couple years or less! pressures on! haha,  

Anyway I am looking for information/advise from you guys as I hang out on the forums regarding how to learn a new market? assuming im a buy and hold brrr investor how would one go about learning about a market and what basic info should they be seeking to understand to help them get started on their first deal? 

perhaps one should drive for dollars or maybe analyse one property per day using the bp calculator like brandon suggests? Or start learning which streets/parts of town are safe to invest in? any other tips from you guys or advise is greatly appreciated as I have no clue how to understand a market and im looking for basics here! thanks!
