@Elliot Lamson Are you based out of LA? How are you getting off-market deals in this area of Florida and how do you value the estimated renovation cost?

@Austin Irwin If you're looking for profit margin, then the CAP rate should be extremely important. If you're looking for cashflow, and want to make it easier on yourself as far as maintenance and collections go, small multifamily (2-8 units) would be a good idea. If you want the largest cashflow possible, you can go down the syndication road with larger complexes, but that takes time and knowledge. I think that for a young guy, looking to add a property per year, you should try to buy the cheapest SFH's possible, cheap rehab quickly, and rent them out. You'll see a higher level of equity to cash in on and you'll be more diversified and less risky.

Hopefully that makes sense....

@Jack V. Ospina I've only heard good things about Sarasota, and understand there is a lot of uncovered opportunities down there. I hope to expand down there as well. Anywhere in particular in Sarasota?

@Dave Foster ONE is beautiful, love Vinoy Park. OSE is growing and growing. Haven't been privileged enough to do much in Roser and Campbell Parks. Will have to look further into those areas. I can't wait to see a big player make major moves into the beach area; lot's of opportunity to update. 

@David Huynh Vast majority of St. Pete and Pinellas county are in flood zones. One area that isn't is historical St. Pete (Kenwood, Crescent Heights, etc.). However, each area has a different level of flood risk. In the worst of it, you'll want to have a raised structure house. In others, you'll end up paying just a slight premium for insurance. From what I can tell, the important thing to know is that more and more people are moving here every year, and it's only expected to increase in the years to come. $$$ :)

Seen quite a bit of properties in most neighborhoods in Pinellas County/ St. Pete, FL. Wondering if everyone else agrees with me on the hots areas for renovations. Seems like there are pockets everywhere.

Gulfport

Old Southeast

Seminole

Old Northeast

Crescent Heights

Agreed @Jean Deglon the Florida market is on fire, and know that margins are tough down in South Florida right now. 

Lots of South Floridians moving to different markets in Florida to invest

Not sure how mandatory this introductory posts are, but either way I wanted to introduce myself to the biggerpockets community. I am currently more entrenched in ConnectedInvestors, but heard from a few folks that this is a much better site, so I hope the reputation is correct!

I am heavily involved in the SFH fix & flip and buy & hold community in Pinellas and Hillsborough counties in Florida. Moved here from North NJ last year for love, weather, location, happiness, and opportunity. Very excited to see where my life continues to go from here.

Hoping I can gain some advice on etiquette for the site! Looking forward to learning from everyone :)
