Just so I am understanding correctly. This August lock suggestion..... You leave the outside door lock plate (the one installed by the HOA) there and this lock 'attaches' to it on the inside of the door? Is that correct? So the special key still remains usable on their deadbolt, but essentially we just made it a 'smart' lock?

Hey Paul, I suppose maybe we could, but they are 'special keys' that cost a lot to replace. They are used for the Elevator and the pool area, so they aren't your typical cheap key sets... Unfortunately. I feel the HOA has us boxed in a bit, unless we can figure this out!

Greg, I like your idea as well. But the onsite manager is like inspector gadget and nosy with going around all day long. I dont think that would fly at this particular property. But that lock is something to note for future places so thanks!

Thanks guys. The HOA rules are pretty specific and they have an onsite 'manager' who is always coming around. So its watched pretty closely. I believe they do this because they want us to pay them to rent it out (and at 20%).

I was wondering if anyone had experience with a smart locker. I realize its a newer concept and may not be in all markets, but the thought there would be to have the guest go there and give them a unique code to grab the key. 

I like the idea of the cleaner. I guess we could pay them to open the unit up and provide a key to the guest at that time. Then we would make it clear for the guest to leave the key prior to checkout. Hmmmm......

The realtor helped us when we first bought it, as we needed to have contractors go in there. They put the lockbox on a railing at their broker office. Only issue with that is its a few miles down the road and pretty inconvenient for guests (especially who may come in at night from a cruise ship down there) to then drive passed the place to deal with the keys. Pretty sure we would get dinged with some bad feedback there.

Hello,

We own a beach front condo down in the cocoa beach area (Cape Canaveral). We are looking into self managing it but there is a big hurdle in that the HOA doesn't allow lockboxes or smart locks on the doors. Pretty sure they want the mgmt of any rentals to go through them, which is why this rule is imposed. They will not allow lockboxes anywhere else on the property (like on a fence for example), either.

Wondering if anyone has done alternatives to this. We are out of state, no where near FL, and looking to self manage the condo in the future. And in doing so gaining access to our unit is very important for guests! So trying to figure out how to do that with keys.

Post Office, UPS Store, Amazon locker, Storage unit. I'm not sure, but starting to look into this. 

If anyone has ideas, please share. Thank you in advance..

thanks for the note. So we are close to purchasing a property down in San Antonio and adding it as another STR. My wife and I are fairly new to this, we just converted our mille lacs property into an air bnb and recently purchased a condo in cocoa beach, but gave that to property mgmt to deal with down there.

Close to pulling trigger on a single family home in San Antonio but a little hesitant due to not living there and who will we get to manage the place sort of thing

Thanks Collin, that is kind of what I am leaning towards. Go away from the 'walmart' of STR and find someone local. There are a few boutique real estate offices in the area that say they do this sort of thing. And only have like 20 properties or so. May have better luck in contacting them, and get more personalized attention

Hello,

Recently purchased our first FL place, beachfront condo in Cocoa Beach. Our plan is to do STRs on it, but trying to decide who to list it with (or take plunge in trying it ourselves from far away) is the challenge. We just listed our first Air BNB up north, at our lake home. But we live close enough on that one, to feel comfortable in doing it ourselves. We are long time real estate investors, but new to STR investments. If anyone would be willing to chat or even meet up, to share experiences or even partner on some investments in the future, let me know. Would love to chat! Thank you
