I am looking to get into my first deal. When is the best time to open a HELOC before the deal? Do I open it now while looking for a deal? Is it after I have an offer in? Figure if I do it at the wrong time it will mess up the underwriting.

New investor, but this thread has been great! I've been considering long term how I might be able to get a house in my wife's name figuring one day I might want additional properties. 

Looking to start investing in Arizona, we are in the east Valley (Gilbert) area looking for ideas on best area to invest in.

Trying to find if there is a strategy for finding houses that are great for the BRRRR method.
