Can rental income help qualify for a loan if you have had the property for less than two-years?

To hedge against this I would get a router/firewall that would allow you to limit bandwidth usage and protocols that can be used. For the guest wifi you could just restrict it to port 80/443 to allow web traffic, I don't think guests would need much else guess it depends on why they are staying.

Depending on the Router you may be able to send all traffic through to the VPN but it may not help much in this scenario.

@Bruce Park what’s your goal? To protect your information? Visitors? Etc?

You. Not only when it is lower. Also when you might have other/ additional passive income or when you dispose the property. 

If you are a real estate professional, there is no limitation. 

What if you are a married couple and one has a W2 job and one is a real estate professional. How do they define real estate professional? Do they need to be an agent? Investing? etc?

Can someone provide guidance on how to structure a Subject-to deal?

Looks like the seller put zero down (VA) when they bought the property. There is probably a little appreciation but not much.

If the deal is accepted, how does the deal work out?

Do they continue to receive the bill?

Does the mortgage get transferred in my name or it just the deed?

Does it still go through the same escrow process?

Any other nuances that should be aware of?
