Quote from @Patrick Prunty:

Clarksville is a great market. I've purchased and sold ~80 properties in the area between Clarksville and Oak Grove in the past handful of years, VA foreclosures, foreclosure auctions, etc. My only regret is not keeping all of them through this amazing appreciation boom over the past 2 years. I know great realtors, contractors and property managers who can help those who are looking to get started. Yay Clarksville! Can

Are you able to share the agents and property managers you've been working with in Clarksville, OakGrove?

Has anyone here done any kind of education or training with Scott Carson at We Close Notes .com? Any recommendations with that site?

@Chris Seveney  I beleive Chris knows alot about Scott Carson.. and there are very long threads on this individual doing partials and investors getting wiped out and lawsuits filed and I think i read judgements being rendered against him..

try to find the threads on BP before you jump into that bath tub..

Any idea where that thread is? I was looking into buying partials or even seeing if there are opportunities to sell partials.

Quote from @Michael Emanuel Wojcik:

Take into account that you can depreciate your asset in Tucson for 27.5 years. I hope you have a good interest rate on the home in Tucson. That is saving you money and as noted, your new interest rate in Gilbert would be 6.25%. If you want money out of your home in Tucson, you could do a HELOC, but be advised that you would have a variable interest rate. Your home in Tucson will still appreciate and give you positive cash flow. Consider not doing the 1031 exchange until closer to the 27.5 year depreciation limit. All the best to you! Mike

What happens at the end of 27.5 years when you reach the depreciation limit?

Resurrecting this thread, what do the terms usually look like on an All-in-one is it usually just a 10 year draw? I know interest rate is usually higher but doesn't necessarily matter. Are there similar closing costs? Annoyed I didn't hear about this sooner because just refinanced my primary

@Terrence Evans do you have any good resources for note investing?

I’ve heard of people willing to mentor you but it’s hard to know who to trust

If you want wifi router you would need to lock it up, separate SSID from the rest of your hardware make sure it can't reach anything else. The issue resides in the fact that you need to have some level of trust (You are letting these people use your house).

The other issue is that they will still have physical access to your lock and TV

@Melissa Bovee are you using IGMS and YourPorter to push pricing? I was looking to a similar setup

@Robert Carter we ran into this last week. Guests said the power went hour an hour prior, we offer to buy flashlights if needed. We called the power company every couple hours until found a website to track the progress. We sent them a couple messages during the night to make sure they were okay and in the morning.

Left us a 5 star review, think they realized there was nothing we could do about it.

Since it’s pitch black at night and on a well, will probably get some flashlights and a case of water in case of emergencies.

@Andrea Weule does quickbooks have the ability to track separate properties
