I have question for all the real estate professionals out there, I am starting on a new project as a new real estate developer, I had a general contractor ask for my plans and rendering PDF (All are copyrighted) to get me bids, have you ever had a GC steal these plans and build your design right under your noise? Also he wants to bring in his brother in law due to it not being his company as the builder (His construction company), well I’m the developer so I just need a GC to do his job nothing more, so does this sound about right?

Here is my question in the development process, how much are renderings and floor plans and when is the architect paid if you need an actual number to take to the bank to get construction started? Basically when is the architect paid? Due to I need plans to present to get a construction quote from GC's
