Do bigger companies that invest in real estate finance many multi-family properties all at once or do they finance some, buy some?

I have a great deal on the table with upside returns but I have had the hardest time finding equity partner, it’s a big development deal.

So here is my question and I also will throw out some methods I am possibly taking. I am looking for partnership on a town-home Community that i am constructing, I want to know ways i can find an investor that i can trust and is looking to make a good project, this is a big project that profits are estimated at 3 million plus. I am also considering partnering with a bigger company such as west gate, Hilton or a brand to that magnitude. This deal is really fantastic so give some brainstorming idea also if you are interested lets talk as well, drop your email. I have whole packet.

What is great rental property in terms of ingredients for example:

What is a good Cash on Cash Percentage?

What is a good Cap Rate?

What are key characteristics of a good property? (your expenses should never be this percentage of your income)

Explain the 1% rule?

A friend of mines is working with a capital firm, he is going up for financing with a bank, the question that he asked is can his development fee be added to the construction estimation or can a development be apart of the loan? So for example, if the development fee is $20,000 and the construction cost $120,000 then construction would be $140,000? Does the bank pay a developer fee? And this is his project.

So me and a friend were talking today while driving past this piece of land, the land had trees and had not been development so the question arose, how does one obtain a piece of land that has maybe trees on or is undeveloped? is land sold on places already considered developed?

So I am a new and young real estate developer however I am student at heart and I enjoy here from you guys, y’all have a lot more experience then I do so my questions is this what is all the approvals and permits needed to develop something new from site selection to actual construction? And please share some advice for a new developer.
