It won’t be extended again nationally. The economy is about to take off, and this extension is because the stimulus that was but in place for landlords is only kicking in now. Some states are simply not good to own rentals in, but nationally this will be the last extension I believe.

My brain sees the 15 and then the 60.

Then it’s an easy add to 75

Also make sure you’re taking into account property tax in Keene. The rate is significantly higher than other parts of NH.

Congrats on wanting to get into rentals. I wish I had started at 19!

I have rentals in southern NH, and several in Derry specifically.

Looking at the listing, I'd say you've found a deal that could work as a rental, but you'll also find others in Derry on the MLS that compare. If you don't have financing in place, I wouldn't rush into anything. As far as hard money and a flip, that won't pencil out.

If you do pursue this as a rental, here are a few things to consider. It’s 117 years old, so you’d want to be very aware of what the condition is. The pictures don’t look bad, but not having a cap ex fund is not wise. Also, it has a lot of bedrooms, but it’s not a 4/4 split. At 6 and 2, you probably won’t get much more for the 6 bedroom than you would for 4, so in this case 8 bedrooms may not prove a plus. Also I couldn’t find the number of bathrooms per unit, but know that a unit with many bedrooms and only one bath won’t command the rent that multiple bathrooms will.

Good luck! Start looking into financing options and don’t rush into anything!

I’m in NH where we have long driveways that need to be plowed.

We have four duplexes and a triplex, and we cover basic plowing to the extent the driveway is passable (as well as lawns in the summer).

All utilities are on the tenants, but we cover what effects the shared property.

You’re doing the same thing we do. We schedule appointments based on the prescreening.

We have changed from a digital form to asking the questions over the phone though, as someone else said. Some people seem to think it’s a scam when the first complication is a form asking for personal informations. Those people seem to not have the same concerns over the phone.

We’ve used Avail.co since 2018 and like it. It has all you mentioned other than integrated accounting. We keep that separate either way. We manage 9 units of our own and continue to grow.

It’s all about the zoning really. Start by finding out what the requirements are in that area.

Where I live, an acre is usually the minimum lot size, but if you’re trying to subdivide you also have to take into account minimum setback and other proximity regulations. The minimum size to subdivide is often larger than the minimum lot size as well.

Is it public sewer and water, or septic and well? Placing those and the space requirements around them are also a major limitation.

There is no set amount of properties. Even if you qualify as a REP, you still need to work 500 hours in each (or all depending how you file) of your properties.
