Hi I’m looking to track down the owners on just a couple properties, nothing too expensive or subscription based since it’s only a couple of properties. Hoping for an internet based solution. What’s your favorite website to find an owner, based on address, on a small scale? Thanks!

Sounds like good advice for someone starting out.

I guess I'm specifically curious about how my wife and I together would file if we are both active in the business. Some information I've read implies that we would be considered a partnership, which may have drawbacks to one sole proprietor, and one of us more of a part time helper.

My wife and I are finally getting started with rental properties after months of research and a lot of property hunting. We're going into contract on two duplexes, with one in her name, and one in mine, for financing reasons.

We're looking to meet with an attorney and tax planner, so we'll absolutely ask these questions there as well, but I wanted to ask the forum first.

I work a full time w2 job. She will be transitioning full time into a "real estate professional" for tax purposes. Soul proprietorship sounds like a bad idea unless I only help out with the rentals occasionally, but neither of us plan to take a salary as my w2 job will support us on its own.

Based on the facts provided, are there suggestions for how to structure the rental business and what type of entity if any to use?

Hey Everyone I’m looking at a four unit that has yet to be built. It’s zoned with septic, but the structures haven’t been started. I wouldn’t be building it myself, but rather locking in an offer with a preapproval and down payment, then closing later when everything is complete. My portfolio lender initially said no, as I think he misunderstood that I’d need a construction loan. When I explained the facts, he said he wasn’t sure and would look into it. So my question is, can buying to be built construction work the same as real property if it’s really just a preapproval up front (with contingencies would be fine), then a much longer waiting period to close? In the end, the real property would exist be the time bank funds would need to change hands. Thank you!

For an LLC used to purchase or hold property, does having myself and my wife listed together change any legal or tax benefits, as opposed to having it only in my name? Thanks
