I am looking at building a pre approved dadu in north Seattle and was wondering if I have any options for loans other than a heloc and self finance option? I have not been able to find any lender that will finance a new construction Dadus. If any one in Seattle has built a Dadu in the past please shed some input. 

I also plan on acting as a home owner/builder and would love to hear any input on local subs people enjoyed working with.

James, I grew up in LFP and just live on the other side of 145th in north Seattle. I didn't have the best of luck with the foundation I did last summer but PM me if you need any other subs. I might be able to help.

All good advice . I do have a NO SMOKING policy and my tenant signed that. I will just send my tenant a copy off that signed policy and ask her to smoke out side in the future. I am learning that everything has to be written down. 

Is email best for sending written complaints? or should I send it in the mail? This is a single family home that I live in upstairs  and my tenant lives in the mother in law unit I put in the basement.

Has anyone dealt with this issue/ living in the same building as tenants?

Curt,

Thanks I think I will send the tenant a written email asking if they could smoke outside. They do pay on time and are pretty easy to deal with.

I have a tenant that is smoking weed in the house. I have a strict no smoking policy and was wondering what I should do. I have spoke to this tenant on the phone and they said they would not smoke in the house anyone. Is this good enough or do I need to send them some-type of written paper work?

I also thought Multi Family was the way to go for me but I was turned back onto Single Family as well. I was looking at 2-3 units with not much more return then a Single Family and a lot more work.

Wow lots of good thoughts on investing in the Seattle market. I am also having trouble finding good ROI in my area of north Seattle. I myself might look into the house hack solution to getting into my next house.
