North Seattle pre approved Dadu

I am looking at building a pre approved dadu in north Seattle and was wondering if I have any options for loans other than a heloc and self finance option? I have not been able to find any lender that will finance a new construction Dadus. If any one in Seattle has built a Dadu in the past please shed some input. 

I also plan on acting as a home owner/builder and would love to hear any input on local subs people enjoyed working with.

@Daniel C., Besides HELOC, we also use hard money lenders to finance the DADU building
