@Scott Simpson l totally feel where you are coming from man. It can be a bit of a process on your first couple of deals. Partnering may be  good idea or getting a mentor who has done it before.  One thing to keep in mind though is in investing we live and die by the numbers. 

Are you getting deals sent to you? By agents, whoslaers, maybe your actually doing the marketing?   It’s the funnel @Brandon Turner always talks about.  

It’s very big in the beginning.  As long as you know your criteria, you can narrow down and keep narrowing down the properties that will work for you. 

Note: until you do a deal you’ll go through a lot of properties. That’s totally normal. Just don’t get to anxious and do a bad deal. If you don’t buy right. House hack it all you want but you won’t cash flow.

Sounds like you want to invest in rentals?  There is really no "Right Way" to do it.   Note though if you don't have good income coming in building your rental portfolio will take a long time and will take a long time.  If you want to invest in rentals it helps a lot to have a profitable business or a hight paying job.  Your business can be RE related like a: Wholsaer, Realtor, Property Manager, ETC.  

At the end of the day you need to choose what you want to do. I have several pilot friends and there is defiantly a shortage in the marketplace for commercial pilots. But that choice is for you to make. I myself would go the business route because that is what I find most rewarding. At the end of the day the right way to do it is the way it best works for you. Just like there are so many different niches and strategies in REI. Best wishes. If you are interested in starting a business read The Millionaire Fastlane by MJ Demarco. It is like a bible for wealth.
