I’m hoping to make my first deal in the next few months. I want to house hack a duplex or 4 plex. I live in the Spokane WA, area. I’m doing a ton of self education but I don’t feel it’s enough. If there is anyone willing to give advice or mentor, give me a shout. -Scott Simpson

@Scott Simpson, it's all about the numbers, but a 4-plex is far more likely to work out. I've found duplexes very difficult to make work as you only have 2 units to spread the fixed cost across. Also, 4-plexes usually don't cost twice what a duplex does.

Good luck!
