HI Dose anyone have a blank copy of triple a triple net lease agreement froms?  If they could send me a link or a document that would be helpful.

@Ryan Moyer. I am glade to see people starting to talk about the reality of what is starting to happen and going to to happen with the STR market. We travel for leisure 8-10times a year regional and domestic. We have just pumped the breaks on trip do to travel costs. For this summer 2 people flights and rental car for six days is $2200 we haven't even looked at places to stay yet. $ is going to get tighter people have more options close to home now that things are opening up. Transition costs are through the roof. As far as the work from home that is getting less and less. I I live 4 miles away from TECH company that empyees 10000 workers called there works back to work. The line coming and going in the AM and PM are unbelievable. I agree with looking at 2019 numbers we will probly never see they type of numbers again. I am all for STR but be careful what #'s you use to qualify a property.

Hello All,

This is my first turn over at my duplex.   When I purchased the place one of the existing tenets have been there for 5 years.  I carried over there lease and security deposit with the purchase.  The question I have is they left the unit in very good condition.  I have to fill nail holes and paint/touch up walls.   The big item is the carpet.  I believe that they were good tenets and have minimal damage.  I am going to have to replace the upstairs carpet and stairs for sure.  Can I take there security deposit for this?  $1,650.00?   Also charge for filling holes and painting?

Is there a limit to rent increases on a month to month lease in Wisconsin?  I am looking to do go from $1,850 to $2,300.00. They have been a long good  tenant .    Also dose anyone the amount of notice I need to give on a month to month? 30,60,90 days?

Thank you all for your input.  I will find out what my state says for as noticed and get a letter drafted.

Good morning every one.  I purchased a duplex in oct. 20.  the existing tent lease was up in April. They where paying way below market value.   $1650.00 should be at least $2100.00  at the time of lease renewal.   I made a mistake in my opinion that before I renewed there lease I sent a email stating that I would be raising monthly rate by $200 per year till there are caught up to market value.  Instead of asking them there plans.  (wont do that again) Tenets  reply was asking to do a month to month. Saying they were looking to buy a house.  (in 2021 hoping by august.)  They have been a long tent for 6 years.  Also very good to work with pay on time etc. SO I did the month to month.   In April I was having a hard time getting renters in the other side which I did now.  But now with how that the market has changed rents are way up in my area. I want to get them out or increase there rents.  I can rent the unit for $2,300 to $2,500.00 a month.  

I am looking for where I stand on the legal end ?  Did I shoot myself in the foot about the email I sent in march?? Stating how I was going to raise there rent over the years?   Along with and good ideas on how to approach the existing tent.   


My idea outcome would be to get them to sign a year lease at the higher rate, or get them out.  I know turn over and the risk of new tent being  problematic.   I want to maximize my investment.  I would also need to paint  a little and few areas of carpets.

What do you ask?

Where to you draw the line when you’re leaning towards ‘no’

What are your red flags?

Is it discrimination if I state “no pets” in my listing but someone wants to rent with an “emotional support animal”

What about criminals? Or someone listed on the sexual offenders registry?

Any insight is appreciated...
