I use Trello. I like it because its easy to go back and forth between what I'm doing to day and then the longer term stuff.

You could roll part of your 401K to a SDIRA and do your real estate investment out of there. Can't touch the funds until retirement but it avoids extra taxes and penalties.

I would value a note a little higher, but mostly because other people value them higher and they can be resold for more.

Personally though I tend to value CFD's more because I may have the opportunity to claim the equity in the event the loan goes bad. There are certaintly things to watch out for with CFD's but they can be mitigated.

 How do they determine what the retail value is? Seems challenging since there are so many variables and the retail value is what someone is willing to pay for it. Do you they need to leave it on the market for a certain number of days?

I do 50/50 splits for non-performing notes. For performing I've done partials, and have recently moved to a promissory note similar to what Logan described.

For JV's that are reperforming I'll send the interest split on a quarterly basis. I don't normally send the principal splits until the end but will if the JV wants them. The main reason I don't send them with the interest is that they tend to be small anyway.

But for JV's whether they are paying or not I also send a report every quarter that includes an export of all the Quickbooks data and a current status.

@Bob Malecki - That is a great chart!

For me I have high yield performing notes in my retirement accounts. Although I also have a legacy 401K account with more of my net worth still in stocks than I would prefer. Then on the taxable side I do JV's on non-performing notes in my LLC.

I personally don't buy self-serviced notes, too many potential issues.

There are a lot of servicing options out there. My 2 primary ones are Allied Servicing Corporation and Madison Management. But as Marco mentioned its difficult to make a blanket recommendation.

Thanks for sharing Andy, there are definately a lot of good lessons in there. I agree smaller, attentive, investors have an advantage over banks and larger institutions when it comes to dealing with these situations.

 That makes sense. They may not have been able to get into the bank and then just said the bank wouldn't let them send the wire.
