@Jeremy H. Single family LTR's, multifamily LTR's, STR - they are all different. In STR we have internet, we use ring cameras / door bells and shlage encode locks. All WIFI, all needed for our smart home setup / operation. In our single family LTR's we used kwikset locks, in multifamilies we used ring cameras instead of CCTV as you pay per lockation and can have plenora of cameras storing video in the cloud for no extra charge. WIFI was justified by WIFI thermostats, water monitors etc. Every solution has it's drawbacks and nothing is foolproof, pick your own poison I guess :)

I hate keys. What if you make individual code per tenant and add a camera. Lock should keep a log of being opened and closed, times, etc, and camera will tell you who has entered the code... If unautorized person is entering code - charge tenant to re-key(re-code) ... Or use fingerprints / iris scan locks.

@Account Closed, on one hand it would suck to loose a unit. On another hand, 3 units is residential code, anything over is commercial. I would explore what it would take to keep 4th unit. Fireblocking - a lot of times it's just a double sheetrock on partition walls and 1 hour rated doors. Personally I would talk to the inspector / city to see if you can do a few things reasonably to keep 4th unit. Else - convert to 3. Good luck.

@Caroline Gerardo, thank you for your reply. In MN I have been working with a credit union and a regional bank for many years. What I get from them is 85% AVR, 6 months interest only and it terms into commercial loan with 25 years amortization & 5, 7 or 10 year term. But my lenders can't follow me to Florida, so looking for someone I can work with in FL. Regards, Dan Bryskin

Hello people. I am looking for the portfolio or commercial lenders in SW Florida with an appetite for STR's. I am an experienced STR investor / operator looking for financing for 1031 exchange in flight. I am also looking to refi some existing mortgages on STR's. My portfolio is located in Port Charlotte ( Charlotte county) and Cape Coral ( Lee county) and consists of waterfront properties valued $600 - 800k. Any suggestions? @Account Closed, welcome to the North Minneapolis, home of the brave and a grave for others. I don't understand why everyone is so negative. Have you people considered starting a local outreach programs? Say you provide firearms training to the local gangs, aim improves resulting in less property damage. Other idea - paint the house in camouflage colors. Military seems to think it's a good idea. Or if else fails, just sell.

@Benjamin Mcintosh Single member LLC is a disregarded entity and moving property to a single member LLC or a trust will not tigger your due on sale close.

You can list the house stating in the ad, "new windows will be installed before closing". That may complicate the deal. Buyer may not like windows you install or craftsmanship or ... You can also offer money to the buyer to replace windows. My personal experience - you get a premium once everything is done. Good luck
