So I realized that stuffing my own envelopes is far too time consuming. I'm looking for a service to print/stuff/mail my yellow letters. Can anyone recommend one?

The only ones that I've found are $1.00+. I'm trying to get it done for $0.75. Is it possible?

I am currently using voiceconnectinc.com. While I don't really have any complaints, the cost is becoming significant for me. My average monthly bill is $300. My base plan starts at $100 a month, and this includes 100 live operator minutes, with excess minutes billed at $0.95/min.

Can anyone recommend a more economical way to get these calls answered and my list of questions asked? I am hesitant to change because I'm certain how to redirect calls going to that number, and I also like the scripts they have in place.

I have a challenging time using Pacer. I was able to successfully pull dismissed BK's out of it, but now I am trying to figure out how I can find records of those that recently filed for eviction, or those that received possession of their property.

Does anyone know how this is done?

Thanks Dan, I wasnt aware it was that simple. Does title transfer from the deceased to the heirs with the PR deed, or from the heirs to me?

I have a lead on a property that appears to still be in probate. The heirs tell me that they have the authority to sell it (but I'm not sure if they know the process.)

When I check our register of deeds, ownership has never transferred from the deceased. Does title need to be conveyed to the heirs/beneficiaries before I can purchase it?

Any thoughts on how to do this? Someone mentioned to me that it may be possible to record a mortgage/deed of trust against the property, and use the payoff of that as your assignment fee, so that it doesn't appear as an assignment fee on the hud.

Would a double closing work or will the fact that title is not yet in the sellers name pose a problem for lenders?

Any other ideas?
