I've bought 5 houses this year. 3 were owner financed, 1 was taken subject-to. They all have around a 100% annual return on investment if they are rented. Cost me $2k-$4k to get into each property. I couldn't have achieved that ROI without leverage.

The 5th house was bought outright, and has a 24% cash on cash return if rented.

I'm curious how this compares to the deals that others are finding in this market.

I have a need for increased cash flow, but I know that I can't benefit from the investments that my IRA makes. I need some creative ideas on how to generate income outside of the IRA by using the IRA funds.

Creating mortgages for people, and even buying a whole house in my IRA is feasible, but I don't really want to wait until retirement since I need cash flow for my business right now.

I'm also thinking about buying a house in my IRA and living in the house. I've heard that this is also not allowed, but what if I created an LLC, and that LLC was the tenant?

Any ideas are appreciated!

George, that's a good idea. I normally rule that out, but in this instance it might be worthwhile.

Jeffrey, I don't know, but I'm going to try and find out ;) I'm sure the banks need people to secure and clean their properties, but I'm not sure if there is a need for this from the general public.

Dan, I agree with you about the leads! It might be a great source.

I ended up finding a girl to stuff, seal, stamp and hand addresses my envelopes. She's doing it for 12.5 cents per item. :D

As a follow up to this topic... I called my credit card company, and they confirmed that "fixed-rate" really means "we can change it on a whim". However, they must notify me in advance, and I can opt-out of the rate increase for the existing balance.

So, if I do this, it sounds like I need to buy all the houses at once before anyone notices the credit changes ;)
