Self-Directed IRA ... Need ideas for more creative uses

I have a need for increased cash flow, but I know that I can't benefit from the investments that my IRA makes. I need some creative ideas on how to generate income outside of the IRA by using the IRA funds.

Creating mortgages for people, and even buying a whole house in my IRA is feasible, but I don't really want to wait until retirement since I need cash flow for my business right now.

I'm also thinking about buying a house in my IRA and living in the house. I've heard that this is also not allowed, but what if I created an LLC, and that LLC was the tenant?

Any ideas are appreciated!
