I would move their stuff out of the house while the constable was there and just set it out on the curb unless it was raining.

I was. It's funny because when I was renting I thought I was a bad tenant but now that I am a landlord I realize that I was a great tenant.

Mostly outside the city limits in the suburbs like Benbrook but also far west Fort Worth in the Westpoint area.

I am talking about single family houses currently worth about $80,000 to $125,000. I would consider that the middle part of the low income housing  class. Is that what you mean by "B" class?

All I can tell you is that in Texas you can charge for a credit report but you can't charge for your time for any reason. For example if you hire somebody to do repairs you can charge the tenant but if you do the repairs yourself you can only charge them for the materials.

You could try to evict them for breaking the lease. I don't know how it works in Illinois but what I would do is just not renew the lease once it expires. In Texas non-payment of rent is the only eviction you will win for sure, Anything else might go either way.

You probably can. I don't know for sure. But, its kind of a ****** thing to do. I remember one time back when I was renting and my landlord lived in Korea. I had signed a one year lease and had been there for 2 and 1/2 years. He came back from Korea and gave me a 30 day notice (which was legal) but it was almost impossible to find another place and be out within 30 days. 60 days is more reasonable as long as they pay in my opinion.

I flipped a house one time where they wanted all of that. I am in Texas and the lender (FHA) required all of that information because of two reasons.

1) It was a short sale

2) The sales price was more than 100% markup over the price I paid.

I didn't have to give it to them but if I didn't nobody with an FHA loan could buy the house. I also had to keep the house for 3 months.

I like the far westside of Fort Worth, White Settlement and Benbrook. The best deals are usually in White Settlement or far west Fort Worth.

The Texas deadbolts are in addition to the regular deadbolts. I didn't make that clear.
