My lawyer would say add the boyfriend if he passes your screening but don't remove anybody.

I am in Texas and I only currently own 6 properties. My CPA said one LLC and I took her advice.

Get a lawyer. Seriously. This sounds like a tenant who knows what they are doing.

In Fort Worth you can't beat  Air Tex  817-236-0013. That is for quality work not for cheap work.

If you actually see one of them violating the lease then maybe you should do something but otherwise it is their problem.

I wouldn't pressure the PM to get new tenants fast. I would rather he take longer and do a better job screening them.  Or screen them myself.

I don't use a PM though. I also do not use background checking services. They don't go the extra mile. I can usually find things myself that they won't.

I don't want to start a fight with the realtors on here but personally I would never use a realtor to find tenants for a house. A good realtor is awesome when buying houses and probably necessary when selling one but I personally don't see how they help when renting one out. In fact I think a landlord and a realtor are naturally at odds when it comes to renting out a house. 

I must admit that it is really easy to rent houses where I am at. (Fort Worth)

Fortunately I only have one house with a size filter I can't buy at a hardware store. I order them online for that house.
