Would add to the chorus of folks thats talking about looking into single family and also low down conventional loans. Also just fyi there is a front end DTI ratio and a back end DTI ratio that lenders look at it. The ratios depend on the loan program you're getting into.

@Suzanne Player I'm seeing a little bit of everything.  Lots of people coming back that went away temporarily last year.   I even went away myself for a few months.   Not necessarily from any particular occupation.   For me in business a lot of my long term clients (people i've been working with for 2-3+ years)  realized in 2021 they can't time the market and ultimately decided that they just wanted to take advantage of low interest rates.  I think that propelled things a bit but it also should give people confidence to see real estate having such a good year despite the pandemic.   As much as has been written about the suburb sale explosion what i've seen is a lot more 2nd home purchases rather than people just permanently moving out of the city.   Obviously everyone is going to have a different experience but I don't a significant number of people talking about moving to the suburbs right now.

Feels pretty strong to me.   By far had my best year in career.   All of our landlord clients are renewing  or executing new leases at higher numbers.     Seems like every house thats priced right has multiple bids.    Builders are filing construction permit all over the boroughs.    In my personal life almost of all of my friends are getting paid more than they did a year ago.   I'm seeing a lot more people riding bikes, organizing neighborhood cleanups, volunteering.    That said I consciously do not watch the news unless its specifically related to my business.   I'm just focused on doing my small part to create a positive impact.

Hey @Fabio Costa plenty of people do it.   Here are some things I would suggest considering. 
#1. What is your rental competition in the area.  For example how much higher end rental competition is there in the neighborhood/train stops.
#2.  What kind of in building rental competition you're dealing with.   I.e.   Are other buyers currently holding units as investment property.   
#3.  Does building management charge fees to process/approve rentals 
#4.   If you plan to hire a rental broker have you consider how the debt service coverage ratio might be effected by paying a one month broker fee.   
#5. How has the rental market trended over the past 2-3 years.  
#6. What kind of new construction is in the pipeline in the area.  
#7.  Hows the retail market.  Are there new restaurants, bars, coffee shops etc opening up.
#8.   As far as the apartment itself would consider things like what floor is the unit on,  what is your view, if multiple bedrooms are they winged, do you have in unit laundry.   Just a few of the things that might impact your resale.    

Many more but those some of the key  things past clients of mine  have considered.
