I'm looking for any information I can on a system called Fractional Syndication. I have done some research but I would like to glean as much information as I possibly can.
So tell me BP.
What is Fractional Syndication in the context of RE?

A coming soon sign is a great idea! I will be looking into those as well!

It makes people curious about the end-result, more likely to come see it when completed! I wonder if a "Renovation Completed! For Sale" Sign could compliment it?

Another thing I have found is that once you have formed a "crew". People you know do their job well and for a reasonably price. They often discount their services (sometimes surprisingly significantly) when they know you can give them consistent business.

Depending on the County in which the home is, you can do clerk recording searches on specific properties. I do this on a regular bases to check foreclosure status and tax information. I have seen options for lien searches on these sites. Like I said, it's usually different County to County, depending on their attention to their Clerk Recordings Online.

There is also the option of requesting the information by phone from the County itself.

The only other possible way I could think of is in the case of bank owned homes, you can contact the bank and talk to their Asset Manager. He can generally give you the contact info of anybody who may be in the know. I have used this before on slightly "odd" properties going to auction. Has saved my clients a lot of trouble (money)!

Ya the problem with doing it locally would be putting other people in direct competition with my brother. Which I would feel bad doing.

I'm currently looking for people in the NW area of our nation (OR, CA, WA, ID). If you guys have any leads or idea's on how to advertise let me know! =D

Hello BP! My name is Damon Holland as is evident from my profile name. =P
I'm new to this site and love it so far, lots of good information floating around here.
A little bit about myself... I am 20 years old, a psychology major, I was born and raised in Bend, OR. It's an absolutely beautiful city and has some spectacular real-estate. You could say real-estate is in my blood haha. My brother is an agent for a local agency as well as a broker for private investors ranging from New York to locally. I have been "in" real-estate for about 2 years now. I started doing a service for my brother where I would scour trustee companies websites and find properties going to auction, local auctions. I would compile them chronologically and show any bids, liens (when possible to find), Bankruptcy stays...time and place of auction....etc I would make it into an easy to read PDF file and send it to him weekly, With a list Of AOM's, so we knew for sure that it was indeed going to auction.

I decided there was probably a desire for this outside of my brother as well. I started and continue to try and grow my fledgling business. I thought this site would be a great way to learn more about the "biz" and network with like-minded people.

Many property auctions tend to be "sketchy" especially with many websites that advertise foreclosure auctions. In a time such as this people try to prey on popular trends or sometimes out and out greed. If you're going to do foreclosure auctions learn all you can from the wonderful people here! Then try your county auctions, in person if possible. These are generally held at county buildings and are much more legitimate than online auctions.

Charlie I don't know how much capitol you have available to you, but if you have a reasonable amount, I would look into foreclosure properties in your area. I have taken good hard looks at the SF Bay Area, and there are many properties being sold at a "song". It could be useful to you, or perhaps not...but worth a try.
