I would like to research info such as mortgages and liens available on a property being sold in a foreclosure auction. Are these info available to the public to research, if yes where should one go?

Another way to research such info is by hiring a title search company to get all these info on a property. Can anybody suggest a good company for the Orange county and what is a reasonable price for such a service?

Any advice as far as researching info on a property is appreciated.

I don't have a recommendation for you but a warning as I see you are one of these out of towners who are interested in the online Floriday auctions.
They are very dangerous to get involved in for new people. You really need to understand liens and HOA rules and things like that. Know how to find IRS liens too.

Plus how do you know the condition of the homes you are bidding on to know waht to pay? How do you know if there is mold or if it is gutted or what?
You really need to see these properties before you bid.

Be very careful.
