@David Kane when you say "less then 10 properties," does that mean actual properties or doors?

@James Palassis I personally have not met anyone from the mentioned areas at the meet-up. I also have not yet met everyone who has been attending. We did have a gentleman from Cali join us few months back. You should definitely stop by if you will be in the area. Many like-minded folks just talking and exchanging ideas. All great stuff!

@Joshua Parrish the biggest difference will be the spreads. You will need much larger spreads with the flips due to larger expenses (mostly holding and selling costs). As far as area, I would do research to see what is desirable at the moment and where people are buying. Days on market, net population growth/decline, schools, diversity of employers & industries, work/live/play areas. Since we are approaching the peak in this crazy market, the last thing you want to do is be in the middle of a flip when the market turns. I'm currently seeking an ARV between 200-250K. I see that as the sweet spot and I'm not over leveraging myself in case things go south.

Morning BP-ers! Any investors currently flipping in the Pittsburgh area in downtown Atlanta? I know it's slowly changing but I'm not sure how long before it actually turns. Please let me know. Any advice will be helpful. Also, for the in-town flippers, where are you currently flipping and where are you staying away from. I'm mostly concerned about the resale process and finding the buyers that are willing to go into these areas. Cheers, Damir
