This is great @Dan Mahoney, thanks for sharing! Sub-sub markets is what drives this industry. I hope it lives up to the hype. I always like to point out the worst case scenario to new investors, including myself. Never hurts to be conservative with your numbers and market corrections almost always impact everyone. Some more than others. 

Looking forward to seeing the development around Bellwood Quarry.

This is a great cash flow opportunity and definitely a good way to get foot in the door. Two concerns...C class means headaches. Not always but always remember the 80/20 rule. Make sure you understand who your target audience is there and if you are ready to deal with challenges. 

Second concern, you are looking to sell in 5 years or so. What are the comps looking like currently? Take 30-40% off of the in five years for a market correction once the market turns. Who will you sell to in 5 years? Will this be a desirable area in 5 years?

Other than that I say go for it, you will learn a ton just by going through the experience.

@William Alamillo 400 North looks good, past exit 12. It's too saturated up until that point. Exit 14 is still up and coming, not sure how much the next downturn will influence the current growth. 316 east is very much new construction and it's just starting to become desirable. Probably 3-4 years before it gains any real traction. 85 North around and past Hamilton Mill is just way too expensive for what I'm looking for. I am trying to stay in the 200-250K ARV and that direction is in the 400K+ range.

With that being said I decided to go the digital marketing route and see what that does for me. It's also what my wife does for a living so we have a huge advantage there to create a leads funnel and either wholesale or flip once we convert the leads. Will keep you posted on the progress and which areas my leads are mostly coming from.

We are definitely due for another market correction. When it will happen, nobody knows. I suggest you check out the Real Estate Guys Radio Show podcast, they have some great insight last few episodes. On the other hand, there is no need to panic. Make sure you are not over leveraged and figure out our personal investment strategy for when the market correction arrives. Also, these corrections are very market specific and just like in 2008, there will be markets where people will go and make money. Cheers, Damir

Eric Eastman I listened to the same episode and it was quite educational. I also subscribe to Boom and Bust by Harry Dent and he is also saying we are reliving the 1920s. History repeats itself and nobody can argue with that. How bad it will be this time around? That depends on each individual market and its sub markets. Remember that post 2008 crash many markets thrived. Listen to their last episode titled Peak Portfolio Management where they dive in further about what's coming. As everyone already suggested here, manage your portfolio well and understand the markets, when to buy and when to sell and you will be just fine. Your personal investment strategy is the single most important part of your success. Cheers, Damir

Hello Michael Davis and welcome to BP! You are definitely at the right place from the education perspective. The most important thing for you right now is your why. Why REI? After you are clear on your why and have your long term goal in place, next is educating yourself while building your team. Get out there, start attending some local meet-ups, ask lots of questions and figure out your value and what you can bring to the table. Flipping houses is not real estate investing, yet just another job. You can make lots of money but you need to understand that you are getting yourself a second job and not creating passive income.
