Hey @Travis Wylie Thank you for the information! I am specifically talking about the block where the Maclay Street Market is. 235 Maclay st - 249 Maclay st. I use bestneighborhoods.org. That block is in orange but I always like try as much as possible not to totally rely on data aggregation websites. I'd prefer to hear from people like you who know what they are talking about.

Hey BP family- 2 months ago I moved to PA. I am currently working on a potential deal and would like recommendations on reliable GCs and specialized contractors, especially as I need to get a good hang of rehab costs as a matter of urgency. Any recommendations would be highly appreciated.

As far as things to look out for I don't think there is anything beyond what you would be looking for in general with older houses. Cracked sewer pipes, old wiring, rotting wood.  In someways the biggest enemy is just the time that various owners have had todo improvements/diy the wrong way not necessarily the old products. I was doing some electrical in my house which was build in the early 1900s and the electrician was shaking his head at what the previous owner did just a couple years ago. Good luck, I know that might not be much help, but check in if you come across any other specific concerns and I can try and help!

Hey Jeremy, how’s Allentown treating you? Working on a prospective deal and wanted to know whether to flip or keep as rental. I am trying to get a good hang of the rehab costs since I’m new to the are (from Dallas). Are you currently working with any A contractor?

You're right. I did snap one up in a good area in Dallas. Because there were no recent comps int he area my broker sought to use the average cap rate for that division which is 4.7%. The numbers are crazy and I'll be holding it for a long time. That said, it's been a struggle getting similar numbers elsewhere. Any agents I can talk to in Northern VA? How is that market?
