@Shaun Weekes do I need to get an appraisal? I heard there are ways to not get an appraisal.

What's a blanket loan? It's too hot in California & Texas for blankets lol. Just kidding.

I have two homes in two different states financed with a VA loan. Is there a way to refinance both of them into one loan that is not a VA loan so that I can have my full entitlement to purchase a house in the state I'm currently in?

I figure that it's not possible due to the different states & the appraisal requirements. Figured I would ask the experts to make sure.

@Matthew Paul the PM said that it's the contractors fee & that it gets rolled into the payment. My issue is that only works for one estimate, the others would be a loss of $89 x n with "n" being the number of quotes.

@Kevin Romines I'm not saying that 2.875% isn't good at all. I just wanted to see if there was a place to actually get an even lower rate.

They do have the float down option. After lock I am able to float down a small percentage.

@Marc Winter what were we even talking about (forgotten already lol). I'll look at the contract again. I agree with everything you said.

@Corey Edwards I'm not from there, but I lived there for three years, so I agree with you. I just hate that most of the people I deal with for business are so behind on technology. "What do you mean in 2020 you dont have an electronic means of receiving my payment?" True southern hospitality when you're there though!

My tenant sent my PM a list of repairs that are needed. I asked what the most important items to the tenant are in order to keep them happy. Below are those items:

1) Stove eyes

2) Chimney top

3) Bathroom knobs & toilets fixed (toilets in both bathrooms)

4) Threshold in between hall and Living room

I'm looking for a couple quotes / estimates for this work.
