Thank you very much for the advice Mike! I know what you mean. I have done everything on a house minus the roof through Habitat for Humanity. They are one of my favorite organizations to volunteer with. I apologize how that came across. I meant in the Ventura County area or in the Austin area separately because she is there and I am in Austin. She will be moving here in the future.

Today I was offered a 2.875% interest rate on a VA Streamline (IRRRL) Refinance for my California SFH. Is there a better rate in Cali? Looking to drop my rate & save some money while the rates are good. I appreciate any help & advice anyone can give me.

I figured it would be in the BRRRR calculator, but figured I would ask first? Looking to drop my rate & save some money while the rates are good. I appreciate any help & advice anyone can give me.

I'll definitely look into getting contractors.

I asked them who gets the $89 and I'm waiting for a response.

I want to get rid of my PM, but I believe that if I read the contract correctly, they get paid as long as the tenant they placed is in the home.

Below is part of an email I received from my property management company after I asked them if they could get me three quotes for repairs / work that need to be completed:

"Damien,

Estimates are not going to be free ( Cost of normal estimate is $89) and I might can get two different estimates but I don't have 3 licensed vendors to do estimates for all the stuff on the list.  In order for us to be able to pay from the rent they have to be licensed and insured. I can give the list of repairs to two vendors and have them go out and give estimates for all and then we work from those list to do the work."

Is this normal? I've never heard of paying a fee for a quote or an estimate. This property is in South Carolina.

I appreciate any advice you all can give me!

I have learned a lot the hard way & before BiggerPockets. I really wish I would have known about BP years ago. I have been learning a lot & recommending people here every day.

I am looking at possibly retiring in Texas unless they give me a star. I want to get on your level with all of my homes in the same area I am in & managed by my team.

Hello BP Family!

I am a military member that is looking to possibly retire in the end of 2022 or beginning of 2023. I am seeking good solid advice on my current situation and the future.

Currently I have a SFH in South Carolina and another SFH in California. Both have property management companies. SC has a tenant and CA just started getting advertised last week.

I wanted to purchase a MFH in Texas, but I was told that now isnt a good time, especially not with me already having the two houses.

I am looking for knowledgeable people in the three states mentioned above because I have a few questions in regards to each area. I would also like to supplement my military income in route to retirement. I need advice

I am new, but I'm a very hard worker. I am also a fast learner. I believe that when there is a will, there is a way. I just need the road map to get to my destination. For more specifics please DM me. I look forward to the support and interacting with you all.
