Thanks! I had a feeling that was the case. Certain tenants inevitably will require different internet speeds.

I'm renting out my first single-family house, and my question is: 

Should it be my responsibility to set up internet for tenants? In other words, should I coordinate with the technician to set everything up? Or should the tenant do all that? The house is already wired; I just need the box and router set up. 

I'm afraid that by setting it all up myself I will be on the hook for the utility bill, and I don't want that liability.


What do you all do regarding internet in your rental?

I'm starting out cold calling distressed property owners, and I've come across multiple Entity owners. It's a little more difficult to obtain their contact information, so what's the best way to contact the owners of these LLCs/Trusts? Keep in mind, I am not interested in direct mail at this time.

I've been driving for dollars a lot this week. Just downloaded the Deal Machine App. 


My first question is - is it best to avoid marketing to the Owner Occupied homes, even if they are distressed?

My second question is - if Deal Machine says that an owner has low equity (less than 40%), should I pass on it and move on?

@Account Closed Great answer. I'm curious though - what do you mean "Do not sign a buyer's agency"? Does this mean avoid signing any contract that only allows me to work with a single agent?

I've read some material that says starting out with Hard Money is not a good idea. Does anyone know why this is? My main strategy will be BRRRR and I plan to incorporate hard money into my financing.

My main strategy will be BRRR, but don't have the capital to buy all cash. My question is: should I know exactly what type of financing I'll use before starting?

In other words, should I immediately get started raising private money, contacting hard money lenders, etc.? Or should I concern myself with getting a great deal first and foremost?

I signed up for foreclosure alerts somehow and it's coming from biggerpockets.foreclosure.com. It's probably coming from a different company, but you can view the properties through BP.

I don't see a good reason for doing that since you'll pay 2 sets of closing costs. Also, interest rates may increase after your "initial period". They are historically low right now. Why not secure a 15 or 30-year right away be done with it?
