Getting started with BRRRR

My main strategy will be BRRR, but don't have the capital to buy all cash. My question is: should I know exactly what type of financing I'll use before starting?

In other words, should I immediately get started raising private money, contacting hard money lenders, etc.? Or should I concern myself with getting a great deal first and foremost?

Thanks for your input!

Dalyn,

It's not a bad idea to get your money lined up but don't do it at the expense of finding a deal.

Finding a deal is the hardest (I repeat - hardest) piece of the puzzle. If you find a good deal, then you can find the money but if you find the money, you won't necessarily find a good deal.
