Does anyone have any experience with property managers who service Davis County, Utah? I currently have three single family homes that I’ve been been managing from abroad. I’m looking to transition one home immediately to a property management group, then possibly the other two as their leases expire. Any advice would be genuinely appreciated.

Newbie Zone Question!  Hi, I have three single family homes all under conventional mortgages between 4.5% and 4.875%.  They are all with the same lender (SWBC).  Is there any way to bundle all these together and get a better rate?  Thoughts?

Hi, is there anyone out there who invests in the Kaysville, Farmington, or Centerville markets in Utah?  Just curious.  I'm from the area and I've been slowly trying to build my buy and hold empire using conventional lending.  It's an uphill battle, in such a popular location.  Let's hear your stories, advice and tips.

Krystal, where in the SL valley are you looking? What are you looking for (e.g. single family, multi-family)? I know a couple of fantastic realtors in the Davis County area, who got me started. However, the best things I learned from them is to: 1.) Get licensed yourself. Access to the MLS in Utah is invaluable, and it is relatively cheap. 2.) Pick an area about 1-4 zip codes in size and educate yourself about it. Get to know the common economic denominators. Talk with the local police and see what the issues are. Identify the best schools. Find out where everybody shops. See what UDOT is up to in the area (especially important if you're from the south end of the valley).

You're welcome @Paul Gwilliam. I had a look at your profile, and I think our interests are aligned. As much as I want to do more SFH's and MF properties, the practicalities are challenging in the least. I'm interested in syndication opportunities and would like to know more about your experience with them.

Give Debbie Andersen at the SWBC office in Bountiful, Utah a ring.  She may be able to help you out, or point you in the right direction.  They can be a little more expensive.  However, considering my circumstances, she's been very good to me and has still kept me cash flowing my properties.

@Lindsay Stewart I would love to pick your brain and see what I could do in QLD.  We should try and setup a BP Meetup somewhere here for all the Australian BP fans.  Who's in?
