Just for security, and privacy, I never do. I do, however, put a business card in with my mailings, which has my PO Box.

In need of a few opinions: I am taking my RE Exam for licensing this week. I have an LLC, which I use for wholesaling, and I also purchase tax liens under the LLC as well. Since it's so close to receiving my license, I received 3 JV's within the last 2 days. I figured it would be safe to just Joint Venture, instead of the complete wholesale process myself. I know there is a fine line between being an agent and wholesaling. Even my spirit tells me to not continue with wholesaling! So wholesaling is out, becoming an agent is a thumbs up for me, but i'd still like to JV while being an agent. I just feel like since i've got my own cash buyer list, and i'm not doing any of the work, it's ok to just cash the check. Thoughts?

Good morning Zack! Congratulations on your decision to learn how to build financial freedom with real estate! I agree with Tim...Meetup.com, REIA meetings in the area, just to network, build relationships, and learn. Investors, Contractors, Real Estate Agents, Loan Officers, Appraisers...You'll meet all kinds of people that attend these meetings. This industry is awesome, so become a sponge, soak everything in. Looking forward to seeing some success stories from you!

Hello Family and Friends,

Anyone in the Baltimore, MD area, it would be so awesome if someone can recommend a Title Insurance Officer in the area. I always have to make tons of calls before I actually find an Officer that's aware of Wholesaling and Assignee contracts, or agrees to closings with said contract/s. I currently wholesale in Central PA, but I've been looking at the Baltimore area.

@James Green.. Greetings James! Yes, it's 85 bucks per month for my county, and it's based on the size of the county you desire to work in as well. I was in Jefferson County Alabama last year, and it was twice the amount, but my goodness it was so worth it!

How are you sir? Hope all is well. I will honestly tell you, Cody Sperber just wants to help the motivated, determined people that want to change their life in real estate. So Fast Track would be a good investment. Now I've read Josh Altman's book, and I love watching his show, but he doesn't appear as transparent as Cody, so I'm not to sure on the Cody/Josh program. I understand what you mean when it comes to BP's information overwhelming you, but I think if you created your own system using BP, then you'd see it a lot easier. I listen to at least 2 of the BP Podcasts per day, some of them, I have on repeat, I'm  always in the forum, just reading questions and responses. Even if it's an area I'm not familiar with, BP sheds light on the subject for me to understand. But create a system. Focus on 1, 2, maybe 3 areas in the forums, if you have the time within your day, and go thru them. For example, if you want to learn about the contracts, or assignee contracts, then only focus on that. I think when you see so many subjects, that's what makes you feel overwhelmed. Hope I've helped a little bit. And congratulations on your decision of choosing Real Estate!

Hello Isaiah!

First thing you must do: Be careful of what you put into the atmosphere...as long as you say you can't...the universe will give you more of 'you can't'. Secondly, i was strapped as well, single mother of 2 children. I had absolutely nothing to give, paycheck to paycheck, account constantly in the negative. Once i became tired, of being tired, i took $125 of bill money, registered my LLC, called about 50 title insurance officers before i came across 1 that understood wholesale/assignee contracts, and he agreed to come on board. Just so happens that his wife is a lawyer. I created my Assignee contract by listening to people like Cameron Dunlap, Cody Sperber, Bigger Pockets, Periscope, You Tube, and lots of books. I'm a visual person, so no matter how many books I'd read, I knew i would only learn by going out in the field. So i found 80 bucks, subscribed to Zbuyer (they send you leads according to the counties you want to work in), i found a probate property, had no clue as to what was happening while I spoke with the wonderful lady. (Her parents passed away and left a 3 bedroom, 1 bath, single family home to her that she wanted to just get rid of.) I started going to the REIA meeting in my area that's held twice per month. They taught me the formula on the numbers, how to look at comps, etc. (By the way, these meeting are free, and full of investors and cash buyers just waiting for someone like myself, to pitch them great offers.) So with my system set up, I spoke with the seller, met her at the property, walked thru the property, called her later, closed her on the numbers, met the next day to sign my contract, took it to my title officer, found a cash buyer in the meeting (whom I've sold 2 other properties to), received a 2,000 earnest money deposit because he wanted the property, and closed in 2 weeks, receiving an assignment of $7500 total. If you listen to alot of investors, noone knew what they were doing the first time. Also, if you're intention is so strong on getting out of debt, either you will make it happen, or you'll keep making excuses. Good luck Isaiah, and I believe in you...Because once you get to that point, where you can't take it anymore, you're perception will change, and it will change your life. Good luck Buddy!
