@Todd Powell... Have you ever thought of just getting your Real Estate License? That way, you'd ultimately be your own boss, and I know that with Keller Williams, they did offer insurance. A bit more costly than working for W2, and the company contributing, but happiness is the ultimate goal. That allows you more time for your grand baby!

@Marcus Auerbach Thank you Marcus! I’m about transparency, and integrity. I can’t function in dishonesty because I always know it’ll come back to bite me 3 times worse. So I’m in the business to help people. It’s not all about the money. Once you’ve made so much, your purpose gets bigger. So thank you for seeing the good in what I do!

@Bill Plymouth We can make 10-50,000 in 2 weeks, verses an agent that has to split their fee with a broker, and may take 30-90 days to close. If the listing isn't a big listing, then it's hardly any money after all the paperwork, inspections, renegotiating, disclosures, etc. Wholesaling is as is, so none of that is needed. I was an agent with Keller Williams, and I just felt so cheated. I paid out of pocket for school, keeping up with mls fees, lockbox access fees, NAR fees... just fees, fees, fees, marketing fees... when I could've taken my first wholesale check and set up my own business. I'm back to wholesaling, and there's more freedom. I can decide to split if I'd like, with a JV contract, instead of a broker getting his cut then handing me the rest.

Since I am more experienced with probate, and absentee owners, being that I just moved here from Pennsylvania, to Tucson a month ago, I see the SJ2's are a big market for wholesalers and investors. The investor and wholesalers here are very welcoming, and I see the opportunity, so I would love to JV with someone that can help me structure the deal. I have all the numbers, and I believe there is opportunity. Did a walk thru of the home this morning, and it is definitely a turnkey property. There is still a mortgage on the property, in the Rita Ranch area. (For those that know the areas of Tucson.) Please send me a message, and we can move forward.

Self confidence is key. Sounds like  you're not believing that you can succeed in this business enough. We've all been at the point. But he who thinks he can, and he, who thinks he can't, either way, are right. It's all up to you. I'm a single parent of two, without a support system, (not even family), and I just jumped in, and it worked. Still does.

Hi all!!! Any suggestions on purchasing a manufactured home. I found 2 good deals, and not much renovation is required, but is the process a little more lengthy, since it's not real property?

It's a sellers market here in PA. I don't even like being a realtor right now because my issue is that, since I've worked with investors when I 'wholesaled', I have the eye of an investor, and walking into these homes, I immediately get a runny mouth, and of course the buyers thank me for pointing things out, but I'll admit, I'm more successful at wholesaling than being an actual agent. I thought I was accomplishing something when I let Real Estate Commission rob my bank account of all the fees, and I still make more money wholesaling, than actual selling.
