Yes, thanks. According to the seller, he has "everything lined up". I'm going to see the property this coming weekend and that's when I'll discuss where the seller is, in the short sale process. I can already feel that I have plenty of work cut out for me in the coming weeks, if this opportunity is worth pursuing (which I think it definitely is). "Market" price for the house is 700k. I'm going to try to get it for 550k.

Hello All. I could really use some help here. There's a FSBO house that I'm interested in buying as my primary residence. The home owner can't keep up with payments and has left me voicemail saying that the lender/bank is willing to do a short sale.

Thing is....the home owner has no real estate agent. I have no real estate agent either. Is this a bad idea or can we march on ahead ,as long as we have a real estate attorney reviewing all the paperwork?

I'm new to this. Any help will be most appreciated!

Can somebody tell me what roadblocks or problems will I face if I decide to NOT have a realtor at all? I mean, I'm plenty informed myself. Have access to the local county RE records, tax records etc....do you think some listing agents or sellers' agents won't want to work with me because I don't have "representation"?

Thanks all. I just realized that I'm subconsciously dragging my feet with this house hunting business because I really don't want to deal with the realtor. Time to cut her loose.

Like Dan said I'm not sure about Ohio, but usually tax liens are like the IRS. They don't go away.

ok but are the tax liens going to stay with the original owner or will the new house owner be responsible to pay those off?

Folks, I could use some help here. The builder/seller has the basic structure ready. Electricity wiring is done. Sheetrock is going up this week. He's willing to sell AS-IS, or after finishing the house. Am I better off buying AS-IS, then having the house finished myself? This way, I may save some money and get the house customized to my preferences?

Or should I have him finish the house? What are the pros and cons of each?

If I were to buy the house AS-IS, what are relevant things to check for? If you were going to inspect the house today and meet with the builder, what all would you ask him?
