Hi all, I own a fourplex that is almost 1.5 hours away. How should I handle general communication with a tenant that is intentionally avoiding me. I am trying to set up a time for him to sign some paperwork (lease addenda) but he doesn't answer my texts or phone calls and I don't have the time to physically drive down there at the moment. Sending things through certified mail feels very "impersonable". What happens if he refuses to sign for certified mail or isn't around at the time of delivery and then doesn't go to "retrieve" the mail? What other options might I have? Thanks!

Hey BPers, I rented a SFR to a young couple last month (18 yr olds). Both of their names are on the lease. They seemed very happy, appreciative, respectful and passed all of the background screening. The guy just called me and said that it appears that they are breaking up and that he is even considering getting a restraining order against her. He still wants to live in the house and honor the year long lease (by himself he has the income to do so) but would like for her name to be potentially removed from the lease. I am not sure that they are on speaking terms and I have had no contact with her at this point about the situation. Again, the issue revolves around their personal issues. How should I proceed?

I absolutely agree w/ Craig. House hacking is a great option for anybody starting out. It will provide you with flexibility and an investment all wrapped into one. As a newbie as well, It is something that I should have done a long time ago.
